Which part of Cancún is best to stay in?
Most visitors to Cancún stay in the Hotel Zone for easy beach access, a safe atmosphere, and that classic Caribbean holiday vibe, especially if it’s their first time in Mexico. Downtown is the better choice if you want local restaurants, markets, and more affordable prices. Areas around the Nichupté Lagoon suit travellers who prefer quieter stays with lots of nature nearby. You’ll also find convenient options close to the airport if you have a late arrival or early departure.
Cancún Downtown
Downtown (El Centro) is the most local part of Cancún, filled with everyday restaurants, taco stands, parks, and shops. It borders the Puerto Juárez neighbourhood, which is slightly closer to the Hotel Zone and a good choice for families who want to be by the water. This is the cheapest place to stay, with smaller hotels like Eco-hotel El Rey del Caribe and hostels rather than resorts. We’ve stayed in Downtown Cancún a few times while passing through Cancún, taking advantage of cheap apartments to get some work done.
You’ll be close to areas like Parque de las Palapas, which turns lively at night with food stalls and live music. There are also lots of shops (so self-catering is easier if you’re on a budget), as well as amenities like barbers (which Dan took advantage of after we’d been on the road a few months).
Public buses run constantly between Downtown and the Hotel Zone, so you can reach the beach in under 20-30 minutes. You’ll also be close to the ADO Bus Terminal, which is great if you’re connecting to other towns in the Yucatán Peninsula.

Cancún Hotel Zone
The Hotel Zone (Zona Hotelera) is the long, beach-lined strip where most tourists stay, known for turquoise water, wide sandy beaches, and easy access to tours. Accommodation here ranges from all-inclusive resorts to boutique hotels, with a handful of budget options. It’s filled with all sorts of activities, and you’ll find many of the best things to do in Cancún here.
There’s actually quite a difference between where you stay along the Hotel Zone. Firstly, hotels sit either on the eastern, Caribbean-facing side or the western, Nichupté Lagoon-facing side. So just because you booked a hotel here doesn’t mean you’ll get sea views.
Secondly, it’s 14 miles (22.5 km) long. One main road, Avenida Kukulkan, runs all the way along it. So while most of the zone is built along the sea, it also has a north-facing top section and a south-facing bottom strip.
In the northeast, you’ll find a peninsula called Punta Cancún, the busiest stretch of the Hotel Zone. It’s home to luxurious resorts, is the most popular spot for nightlife, and some of the city’s most famous attractions, like Coco Bongo, the Hard Rock Café, and Señor Frog’s, giving it the nickname the Party Zone. This is also where the most affordable accommodation is, such as Mayan Monkey.
Along the top of the Hotel Zone in an area around Playa Mujeres, you’ll find more resorts like Casa Tortugas, SCUBA diving centres, kayaking operators, and terminals for the ferry to Isla Mujeres. There are also several popular beaches along this section.
About two-thirds of the way down the Hotel Zone, you’ll find beaches like Playa Delfines (the most popular beach in Cancún with the colourful letters sign), and more resorts like Hotel Emporio. Just south, there’s the El Rey area, home to the Mayan ruins.
Along the south of the Hotel Zone, you’ll find a more exclusive area called Punta Nizuc, with luxury resorts like NIZUC Resort & Spa. These tend to be more spacious than other resorts, nestled among the mangroves at the bottom of the lagoon, or with smaller private beaches, rather than the long sandy shores further north.
Public buses run up and down the main street, Avenida Kukulkán, 24/7 and only cost a few pesos, so it’s quick and easy to get around. The atmosphere is very tourist-friendly, with English widely spoken and amenities geared toward international travellers. If you want the classic Cancún experience, this is the place to stay.

Nichupté Lagoon
The Nichupté Lagoon area is perfect if you prefer a calmer base surrounded by mangroves and wildlife, rather than staying directly on the beach. Many properties here back onto quiet waterways, offering kayaking, paddleboarding, and birdwatching right on your doorstep.
You can stay on the lagoon side of the Hotel Zone, like in properties like La Villa du Golf à Cancún and Nilú Hotel Zone by Selina in the north, or opt for quieter and more luxurious options in the south, like NIZUC Resort & Spa.
Staying on the lagoon means you’re still close to the main part of the Hotel Zone, so you can reach beaches, restaurants, and tour pick-up points in just a few minutes. You’ll find lagoon view rooms, which are cheaper than sea view, but still offer views of the water, too.
Sunsets over the lagoon are especially beautiful, and the water feels more peaceful compared to the open Caribbean Sea, which can be choppy.

Near Cancún International Airport
If you need somewhere to crash, getting to Cancún, there are a handful of options. Staying near Cancún International Airport is handy if you have an early flight, a late arrival, or a quick stopover before heading to the Riviera Maya or a nearby island. Hotels here are mostly internationally-owned chains, simple, practical, and focused on convenience rather than resort-style amenities.
You’ll be about 15-25 minutes from the Hotel Zone, depending on traffic, and around the same distance from Downtown. It’s not an area for sightseeing, but it’s ideal for breaking up your travel day. Some hotels are only a few minutes from the airport, while others are a 5-10 minute shuttle away, but many offer complimentary airport transfers, which is handy.

Isla Mujeres
Is Isla Mujeres in Cancún? Well, it’s only a 20-minute ferry ride from the city, so it could technically be considered a base in Cancún. Isla Mujeres’ beaches are some of the best in the region, it has a compact Downtown, and it’s more laidback than the mainland, with golf carts being the primary mode of transportation. Lots of people choose to stay here instead of Cancún or split their time between the two.
Despite being isolated, there are plenty of fun things to do in Isla Mujeres. You can enjoy snorkelling in Isla Mujeres, which has better shore spots than the Hotel Zone, or visit the unique MUSA Underwater Museum.
Being so close to the Mesoamerican Reef, it also has some wonderful dive sites for SCUBA diving in Isla Mujeres.

Budget hotels in Cancún primarily come in the shape of hostels and simple guesthouses, usually concentrated in the Downtown area, but there are a few affordable options in the Hotel Zone, too. Room types range from shared dorms to modest private rooms, usually with basic comforts like air conditioning, private or shared bathrooms, and communal kitchens or lounges. Many budget stays are close to public transport, beaches, or nightlife, which helps keep costs down even further.
1. Mayan Monkey – Most popular hostel
Mayan Monkey is the most popular hostel in Cancún, with other branches across Mexico in Isla Mujeres and Los Cabos. It’s nestled in the north of the Hotel Zone, so beaches, nightlife, and public buses are right on your doorstep. It’s a social spot, and close to nightlife venues like Coco Bongo, so it can be a little noisy, but that’s the trade-off for location and price.
Rooms are a mix of air-conditioned dorms and private rooms, so you have a choice between affordability and comfort. The design is modern, with a pool, bar, rooftop, and plenty of open spaces, perfect for naturally meeting like-minded travellers. Lockers are also available to keep your belongings safe.
The hostel runs frequent events and activities like beer pong and table tennis, which makes it easy to find people to explore with, so it’s a great option for solo travellers. They can also help you book day trips, like to Isla Contoy.

2. Nilú Hotel Zone by Selina – Best for nomads
Nilú Hotel Zone by Selina (previously Selina Laguna Hotel Zone & Cowork) is designed with digital nomads in mind, offering minimalist private rooms, shared spaces, and reliable WiFi. It has communal areas and a work-friendly space, which makes it easy to balance exploring and remote work. We found it useful to get some work done on our second trip to Cancún.
Its setting in the Hotel Zone gives you quick access to beaches without the price tag of a big resort. It has lovely lagoon views, with a yoga pad overlooking the water, and lots of grassy areas, which make it feel apart from the city.
Facilities like the on-site activity desk are super useful, and the pool is huge, with a little bar. The property also runs events like yoga and excursions. We took a guided tour to Parque de las Palapas, which was great to try some tasty local dishes and use the public buses with a local for the first time.
The atmosphere is relaxed with bohemian-style rooms that are simple but comfortable. On weekends, it’s a bit noisy outside, but it never stopped us getting a good night’s sleep. It’s ideal for solo travellers, nomads, or couples who want to meet other travellers in a more relaxed setting.

The best boutique hotels in Cancún
Boutique hotels in Cancún offer a more personal, intimate experience than large resorts. They’re often smaller with fewer rooms, have unique décor or style, and are quieter venues than more famous options. Rooms tend to be more carefully designed, and you’ll often find extras like tropical gardens, small pools, or calmer surroundings.
3. Eco-hotel El Rey del Caribe – Budget & eco-friendly
Eco-hotel El Rey del Caribe is one of the few eco-friendly hotels in Cancún that we could find, and is great for sustainably-conscious travellers on a budget. It has a sun terrace and spa facilities, as well as a lush courtyard, small pool, and shaded seating area that gives it a peaceful, retreat-like feel despite being in Downtown.
Rooms are simple, relaxing spaces that feel cosy rather than corporate, with an emphasis on natural materials and sustainable design. Each room also includes a kitchenette, terrace, and free WiFi. On the property, there’s also a hot tub, yoga classes, and free on-site private parking.
It’s a great base if you want walkable access to restaurants, the ADO bus terminal, and everyday amenities like supermarkets, car rental agencies, and lavanderías (laundromats). Plus, its eco focus makes it a refreshing alternative to more commercial stays and is great if you want to visit Cancún more responsibly.

4. La Villa du Golf à Cancún – Independently-owned
La Villa du Golf is more like staying in a friendly, stylish home rather than a hotel, with individually decorated rooms and warm, personal service. The rooms are all unique with free WiFi, air conditioning, and a private bathroom, often featuring extra touches like balconies, garden views, and cosy reading nooks. There’s also an outdoor pool and free parking on-site.
It’s tucked away on the lagoon at the top of the Hotel Zone, so it’s lovely and quiet, with birdsong rather than banging club tunes. Yet you’re still close to attractions like Chedraui Selecto Supermarket, Playa Caracol, and Coco Bongo, with buses running up and down the main road nearby.

5. Casa Tortugas Boutique Hotel – Most beautiful
Casa Tortugas stands out as the best option for a sustainable hotel in Cancún. Its serene waterfront setting and beautifully designed suites feel closer to serviced apartments than standard hotel rooms. The décor is elegant and airy, with lots of natural light, warm tones, and tasteful details.
The lagoonside infinity swimming pool has amazing views and is a real highlight, plus there’s plenty of lush garden space. Suites include kitchenettes, air conditioning, free WiFi, a private bathroom, and a work desk.
The location is super close to Playa Tortugas, one of the Isla Mujeres ferry terminals, and amenities like OXXO shops. It’s also perfectly located near the marina, if you’re doing any SCUBA diving from Cancún. If you’re looking for an eco-conscious, boutique hotel in Cancún, this is the top choice.

The best all-inclusive resorts in Cancún
All-inclusive resorts are the most popular kind of accommodation in Cancún, for travellers who want convenience like a beach-front room or suite, meals, drinks, pools, and often organised activities, all bundled together so you don’t have to plan every little thing. Room types vary from basic doubles to large suites or family rooms, many with sea view or lagoon view balconies. These resorts tend to be located in the Hotel Zone, with multiple restaurants, bars, pool areas, beach access, and often additional services like spa, gym, concierge, and excursion booking all on-site.
6. Hotel Emporio – Best Hotel Zone all-inclusive
Hotel Emporio offers comfortable ocean-view rooms and suites in a relaxed, family-friendly setting right on the beach in the middle of the Hotel Zone. We splurged and stayed here on our first trip to Cancún and were not disappointed. Waking up to views of the turquoise Caribbean Sea is just unbeatable.
The design is clean and contemporary, with wide-open common areas and plenty of natural light. Rooms range in price, and you can choose from all-inclusive, breakfast only, and room only, but there are fridges in the rooms, so you can save a little money with your own snacks. Multiple restaurants, pools, and activity options make it easy to spend entire days at the resort without feeling bored. We made sure to spend some time relaxing by the pool with a passionfruit margarita in hand (trust us, they’re so good).
Its central Hotel Zone location means you can hop between beaches, nightlife, and shopping with almost no effort. It’s also walkable from the Mayan Museum, as well as amenities like an OXXO shop. Staff can arrange tours to ruins, cenotes, and islands, which keeps planning simple, too. It’s a great match for travellers who want an easy, good-value all-inclusive hotel in Cancún without going full luxury.

7. NIZUC Resort & Spa – Best luxury stay
NIZUC Resort & Spa is one of the best luxury hotels in Cancún, blending sleek contemporary architecture with lush, tropical landscaping to create one of the city’s most refined experiences. Suites feel spacious and spa-like, with deep soaking tubs, private terraces, rainfall showers, and elegant materials throughout.
The resort’s peaceful, protected setting makes the water calmer than much of the Hotel Zone, with a private beach – one of the only sandy spaces on the south stretch of the Hotel Zone – perfect for swimming, paddleboarding, or simply relaxing. It’s also located off one of the best snorkelling sites in Cancún.
Dining is gourmet, with several high-end restaurants offering everything from sushi to modern Mexican cuisine. Its world-class spa, private pools, and discreet service make it ideal for couples or travellers seeking total relaxation.
The only downside is that they’ve previously offered captive dolphin experiences as an excursion, until the unethical practice was banned by the Mexican government, which is something we’d consider before booking.

8. Hard Rock Hotel – Best novelty accommodation
The Hard Rock Hotel is bold, high-energy, and full of personality, full of music memorabilia, themed décor, and entertainment from morning to night. Rooms come with big, comfortable beds, balconies, and ocean or lagoon views, plus playful extras like electric guitars on request.
The resort has multiple restaurants, big pools, daily activities, and evening shows, making it feel like a self-contained entertainment hub. It’s not a cheap hotel, but the service is top-notch, with your own personal assistant and amenities like yoga classes, a fitness centre, and a tennis court.
This is a boujee option, and there’s not much really Mexican about it. It’s an international chain, so unfortunately, it does contribute to tourism leakage, but we thought we’d mention it as it’s super unique and popular.
